JES Holdings functions as the holding entity for five affiliate companies: Affordable Equity Partners, Inc., Capital Health Management, Inc., Fairway Management, Inc., Fairway Construction Co., Inc., and JES Dev Co, Inc. Just as JES Holdings is structured to encompass the entire family of companies, JES employees are tasked to support all five companies within each department. Through Marketing, Human Resources, Information Technology (IT) and Training, JES employees are able to unify all of our companies and provide a seamless line of services for our customers.
Marketing
The Marketing Department at JES Holdings shapes and supports the brand identity of all five companies through strategic planning and marketing communications. Armed with an arsenal of creative ideas, the team’s responsibilities include crafting marketing plans and finding innovative ways to help each individual company effectively reach out to their target audience through different mediums including but not limited to print, web, radio and television.
Human Resources
Human Resources works to advance the overall mission of JES Holdings through the acquisition, retention and support of an excellent employee work force. To do this, we recruit, employ, retain and develop current staff and put programs in place to maximize employee relations. Our customer is the employee. Career opportunities include: Payroll and Benefits Administration and Recruitment and Retention.
Information Technology (IT)
Information Technology (IT) professionals with JES work to ensure that the company's IT systems run efficiently with minimal downtime, and provide one-on-one support to its users. This is accomplished through the management of the network and operating systems, timely and cost effective software implementations, providing a secure and efficient infrastructure and added value to the overall business operations. We hire network professionals, software development staff and have a Help Desk Support Team to ensure our internal customers have all of their IT needs met

Accounting
The Accountants within Affordable Equity Partners, Inc. apply company policies and control procedures in the preparation of AEP and equity fund financial statements. This group prepares monthly financials and the state and federal fund Investor Reports as requested by the investor. Collaborating with outside accountants, the accounting department assures the successful and accurate completion of tax returns and audits.
Acquisitions and Underwriting
The Acquisitions and Underwriting group becomes involved with site selection, providing assistance with completing tax credit applications and securing financing. Once a developer is awarded credits, this group performs a preliminary financial analysis and an initial market review. They also prepare necessary information required for investments in affordable housing projects for seniors and families. Through the underwriting process of market analysis, assessment of property specific and developer specific financial data, an investment summary is provided.
Asset Management
Asset Management is responsible for ensuring that each property is being developed and maintained in accordance with IRS Section 42 laws and regulations. This group monitors a portfolio of properties from acquisition through operational stabilization by conducting site inspections, analyzing monthly financials and producing Quarterly Investor Reports. Through these actions, our Asset Managers maintain strong relationships with developers, management companies and investors.
Leasing Specialist
Leasing Specialists assist with the lease-up of new senior and family communities to satisfy the critical Section 42 requirement to trigger the flow of credits. Beginning with initial construction, members of the leasing team plan and implement marketing campaigns for the specific property. In addition, they assist Property Manager’s in covering the leasing center office hours and provide prospective residents tours, paying particular attention to lead follow-up.
Transactions
The Transaction Group is responsible for review and evaluation of all due diligence necessary for the transactions involving the placement of AEP equity with AEP’s developer partners, as well as the negotiation and foundation of the necessary transaction documents. This group also syndicates the resulting investment funds to investors with a strong focus on creative risk investigation strategies.

(FWM) is responsible for the maintenance, and business operations of more than 120 apartment communities and several single-family rental subdivisions. Property Manager
Property Managers are responsible for the daily operations of an apartment community. These professionals market and lease apartments, create and manage a property budget, handle resident concerns, manage property staff and learn the compliance regulations to manage an affordable property.
Regional Manager
As experienced property management professionals, Regional Managers mentor and direct staff of multiple communities in a geographic region. They assist Property Managers in preparing operating budgets, reviewing and approving purchase orders, interview potential staff and ensuring all communities in their portfolio are properly maintained and perform within established company guidelines.
Compliance Auditor
Compliance Auditors are responsible for the determination of Tax Credit, Rural Development, and Project-Based Section 8 program eligibility for the initial move-ins and continued compliance for all properties. Through communication and guidance, our compliance professionals assist Fairway Management staff in completing the necessary documentation to maintain resident files. In addition, they compile the necessary data to complete required reporting to investors, state housing agencies and lenders.
Maintenance Technician
Maintenance Technicians perform routine maintenance duties including rough carpentry, painting and drywall repair, basic equipment and/or facility repairs. Our maintenance technicians are responsible for maintaining the buildings, common areas and curb appeal of the property. In addition, Maintenance Technicians handle all emergency maintenance items that may arise.

Founded in 1984, Fairway Construction Co., Inc. (FWC), a construction leader in multi-family housing, has built more than 180 properties over an eight state area. FWC projects range from senior and family apartment communities to single family home subdivisions in both the conventional and affordable markets. The Project Superintendent is responsible for maintaining day to day operations on the construction site. This individual enforces the project schedule and events, supervises contractors, and ensures quality control in all phases of construction.

Accountant
An accountant with JES Dev Co, Inc. has a wide range of financial duties, including the financial tracking of all current development deals, monitoring monthly draws on construction loans, and completing all required paperwork to appropriate governing agencies. Analyzing financial data such as cost projections and cash flow is an important function of this position as well. Financial reporting and preparing all information for the audit, tax return and budgeting is essential in this position.
